Final Signing Day – Tuesday, March 11, 2008 – 5:00pm to 8:00pm

The final signing day for Neighborhood Group will be held on Tuesday, March 11, 2008 between the hours of 5:00pm and 8:00pm. Pleasantview Baptist Church has once again graciously agreed to host this signing meeting in their gymnasium.

Don’t forget to bring a copy of your survey showing your property’s lot lines. With this you can request to have the acreage to your property recalculated to include the area to the middle of the street.

Please bear in mind that if you opt for this property recalculation Paloma does not perform this readjustment at the signing meeting.  Before signing your lease papers, tell the agent you speak with that you want to have your property recalculated.  Paloma will take your survey copy and your unsigned lease packet back to their office to make the necessary corrections.

Since this will be the last signing day, your gas lease transaction will need to be completed either in person at their office or via mail. This is how that would take place:

  1. In Person: If you opt to complete this transaction in person, allow a few days for Paloma to complete the recalculation. Call their offices and inquire if your recalculation is complete. If so, you can go to their office in downtown Ft. Worth and sign the papers and receive your payment voucher.
  2. By Mail: If you opt to finish the paperwork via mail (or a package delivery service such as UPS or FedEx) then you must wait for Paloma to complete the recalculation. Once done, they will mail your lease packet to you showing any readjusted acreage amount. You would then need to sign the paperwork according to their instructions.  Note: some of the forms you will be signing require that you get them notarized first.  You will need to find your own notary to do this. Once the paperwork is complete then you would mail or ship this signed lease packet back to Paloma’s office.

Just a reminder about the signing meeting tomorrow.

Please bring a copy of your survey showing the lot lines to your property if you have one. Be advised that Paloma does not have the tools to recalculate property acreage size on the spot. They will need to take your unsigned lease packet back to the office to perform the recalculation. I believe they may call you once the recalculation is completed.

If the recalculation is done early enough Paloma should have these recalculated lease packets available to be picked up at the next signing meeting which will be sometime in early March (details forthcoming).

If you wish to complete the transaction before that next signing meeting in early March, you may opt to go to Paloma’s office in Fort Worth to sign your gas lease papers. Just be sure that you have confirmed with Paloma that your lease packet and survey recalculation (if you provided them one) is completed.

A third option is to let Paloma know that you want them to mail your gas lease packet to your mailing address for signing. If you opt for this approach please remember that some of the papers in the lease packet will need to be notarized. Read the instructions carefully.

Arlington gas lease organizers: Add your own group’s boundaries on this Google Map

A while back I created this Google map of some nearby groups and associations that were organizing their respective neighborhoods to negotiate better gas lease deals. Since then, I’ve received several emails from other neighborhood organizers wanting to either add their group’s boundaries to this map or modify existing ones, for example, where two groups have joined forces. I don’t have much time to modify this map any more lately.

Therefore, if any group or homeowner organizer is interested in adding or editing the boundaries of their own group’s area in this map they are welcome do so. Here’s what you need to do:

If you are the group organizer send me an email with

  • the group’s name
  • the name of the organizer(s)
  • the email address of the person you wish to have editing rights
  • the name and URL of the group’s website or blog

Send this infomation to arlingtongasdrilling /at/ gmail.com and I will add that person to the Google Map as a collaborator. An email invitation gets sent to you and once you accept, you will have editing rights on the map and you can draw or redraw the boundaries to their specifications.

Announcing Two New Signing Dates – Feb. 23 and Feb. 26

Here are the new dates for the two rescheduled gas lease signing meetings:

The signings will once again be at Pleasantview Baptist Church.  Paloma has promised that they will be completely prepared this time.  Let’s hope that is true.  I will be expecting it and I know you will, too.

Urgent – Signing date for Tuesday, February 19, 2008 has been canceled

I realize that I just sent out the reminder for tomorrow’s signing day a couple of hours ago, but I just received late word from Paloma that a good number of gas lease packets will not be ready by tomorrow’s signing day.

They are still having staffing problems which has affected their readiness at the past few signing meetings we had. Those problems have cascaded down to our signing meetings and have manifested in a number of our members showing up on their scheduled signing days only to be told that their lease packets were not ready. This is not acceptable!

Tomorrow was shaping up to be more of the same. I do NOT want this to continue to happen to any of our members. For this reason, I have told Paloma that we will cancel tomorrow’s signing meeting, giving them a few days to regroup for a new signing date that I will arrange.

Tomorrow’s meeting will be rescheduled and I will broadcast a message with the new signing date and times. I’ve been in contact with Paloma’s manager who is keenly aware of the problem and has promised that they will be fully prepared at the next signing meeting date.

I am truly sorry for any confusion and inconvenience that has resulted from this last minute schedule change. I will work with Paloma to see that this does NOT happen again.

This is to let the Neighborhood Group members know that the next signing day will be tomorrow – Tuesday, February 19, 2008 – from 5:00pm to 8:00pm announced in an upcoming post.

Since the GREEN Group‘s signing day last Saturday was canceled, this will be their first opportunity to sign their leases. However, anyone in the RED Group or Blue Group who missed their originally scheduled signing days is welcome to show up tomorrow at the next signing meeting, too. Paloma will have your lease packets ready.

Like previous signings, this one will be held at Pleasantview Baptist Church.

Don’t forget to bring a copy of your property survey if you have one.

Please see the update to an earlier post regarding how to measure to the middle of the street and obtaining lot measurements.  I changed some of the wording and, hopefully, this will remove some of the confusion.

Saturday’s signing day has been rescheduled

I just received word from Paloma that the signing meeting that was previously scheduled for this Saturday, February 16, 2008 from 10:00am to 2:00pm will need to be postponed. Apparently, some of Paloma’s office staff have been out sick. As a result, this lack of staff members has backed them up on other deadlines they are trying to meet prior to ours which, in turn, has pushed our Saturday signing date back.

The new GREEN Group signing day will be on Tuesday, February 19, 2008 from 5:00pm to 8:00pm.

Incidentally, any RED Group or BLUE Group members who were unable to make their originally scheduled signing dates last week or this week are welcome to come out next Tuesday to sign their gas leases.

Please tell of your neighbors who are property owners in any of the approved subdivisions who might just now be learning about Neighborhood Group’s deal with Paloma that they are welcome to show up as “walk-ins” to speak with one of the Paloma reps about signing a gas lease with our Group.

As usual, the signing meeting will take place at Pleasantview Baptist Church.

There will be at least one additional signing day after next Tuesday, but the exact date has not been determined yet. As soon as it is, I will let the group know what it is.

Maximize your acreage – get a copy of your survey!

The Wedgwood East Neighborhood Association has a post on their website on how to maximize your acreage by measuring your lot to the middle of the street using your surveyed measurements.  If you don’t know what they are one way to find out is find out what they are from the neighborhood plats that can be found in the Tarrant County Clerks records library in downtown Fort Worth.   The WENA site tells how to obtain your neighborhood plat:

If you don’t have a surveyed copy of your lot’s dimensions**, you can get it at the Deeds and Records Office in the basement of the old Tarrant County courthouse downtown for $3.50. You’ll need to take a description of your property, such as Block 16, Lot 8. [Source: WENA]

If you have an actual survey that was done on your property that would be ideal as well.

[**Update:  I edited this post after I realized that the WENA article was not telling how to obtain a copy of one’s property survey but rather the “survey of [one’s] lot dimensions” which are lot measurements that appear on the neighborhood plats in the county clerks record library.]

I called the Tarrant County Clerk’s office this morning (Feb. 15, 2008) and the clerk verified that there are no individual residential property surveys in their records and that the lot dimensions do appear on these plats.

If you had a survey done on your property but cannot locate it, you should try to contact your title company to see if they have an archived copy.

Another resource would be to contact the company who originally did the survey.   (“Oh sure, and while I’m at it let me instantly recall the name of my third grade teacher’s pet parakeet!).   However, that information might be in your copy of your property’s deed papers.  Good luck!
